Title Manager
The Title Manager will report to the Sr. Director of Development and be responsible for managing all title functions as they relate to the development of our utility-scale solar projects. Successful candidates will have experience with real estate development, contract compliance and title escrow transactions.
Location: This position is located in Boise, ID with a hybrid work style.
ESSENTIAL JOB FUNCTIONS: (Position may include additional functions not listed.) *
• Responsible for managing all title and escrow related activities of utility-scale solar projects, including coordinating cross-functionally with a variety of internal and external stakeholders during a project’s development lifecycle
• Conduct due diligence review for real estate transactions; including, but not limited to, title and survey, lease, and third-party reporting
o Obtain and confirm legal property descriptions of proposed energy facilities to ensure
accuracy and compliance
• Manage all title/escrow transaction deadlines to ensure continued compliance with all land contracts
o Serve as the main point of contact for title companies on all land transactions requiring
escrow
• Review all land agreements for accuracy and work closely with title companies to ensure all recording standards are met and documents are recorded in a timely and accurate manner
o Partner with internal project leads and managers to assemble necessary supporting documentation
o Ensure that the title company has all necessary documentation and conditions are satisfied to close escrow
• Take the lead in an advisory compacity where necessary to identify and/or mitigate key real estate risks
• Coordinate with the Legal team to manage processes including, but not limited to, endorsement order and analysis, title commitment updates, crossing consents, escrow closing, and recording
• Work with external stakeholders to finalize transactions and negotiate appropriate title policies and premiums if necessary
• Prepare appropriate real estate development or diligence budgets
o Oversee all real estate-related expenditures to ensure conformity with budgetary restrictions, project schedules and established standards
QUALIFICATIONS: (Required knowledge, skills, abilities, education, experience, etc.)
• Bachelor’s degree in related field or industry equivalent
• 4+ years of industry-related or transferable experience
• Demonstrable experience with real estate development and contract compliance required
• Proficient computer skills including Microsoft Office Suite
• Ability to manage competing deadlines and priorities
• Effective interpersonal, verbal, and written communication skills
• Self-motivated with the ability to effectively manage competing deadlines or projects with minimal oversight
• Committed team player with the ability to develop and maintain productive work relationships
• Flexibility conducive to a fast-paced, growing company environment
PHYSICAL & OTHER REQUIREMENTS: (physical, environmental, travel, etc.)
• Ability to work in office setting; primarily sedentary; use of normal office machines
• Availability to work additional hours or weekends as projects demand
