Land Acquisition Manager

The Land Acquisition Manager will work closely with the Senior Land Manager to develop and execute Clenera’s land acquisition strategy. The Land Acquisition Manager will support the management of the Land Acquisition team and report directly to the Senior Land Manager.

ESSENTIAL JOB FUNCTIONS:  

  • Identify, conduct outreach (including cold calls & letter campaigns) and establish relationships with list of targeted landowners/developers to secure viable land for project sites and easements
  • Negotiate, draft, and review agreements containing favorable business terms for a wide variety of transaction documentation including purchase options, lease options, lease agreements, transmission lines, access roads, and right of way easements
  • Work independently to build trust with prospective landowners (will require travel)
  • Perform high level analysis and review of title, zoning, floodplain, easements, leases, permitting fees, entitlement process, solar insolation, and other site-specific considerations
  • Advise on any fatal flaws or issues that may prohibit acquisition or development
  • Coordinate with internal departments with regular communication, status updates, managing of project budgets, tracker setup and maintenance, participation in team meetings, and project meetings
  • Manages internal deadlines and negotiations with outside consultants
  • Assist in providing advice and guidance to Land Specialists to guide them through the acquisition process

QUALIFICATIONS:

  • Bachelor’s degree; preferable in Business Administration, Real Estate, Land Management, Finance, or other related degree
  • 5 -7 years’ related experience in land acquisition or development; 3-5 years’ proven experience developing and managing positive customer relationships
  • Direct experience in acquiring mineral accommodations to secure surface rights for development
  • Knowledge and experience of land use, zoning process, and use permit applications a plus
  • Strong working-understanding of GIS with knowledge and experience using the Microsoft suite, Outlook, Teams, and Adobe Acrobat
  • Capacity to forecast, track, and report control of land acquisition budget for projects and campaigns
  • Understand land valuation principles, negotiation tactics with a strong strategic negotiation style
  • Outstanding team player with strong interpersonal skills to effectively work cross functionally to achieve project related goals and deadlines
  • Entrepreneurial-style work ethic
  • Ability to uphold standards of complete discretion and confidentiality and exercise good judgment in day-to-day decisions
  • Effective verbal and written communication skills with proficiency in public speaking
  • Detail-oriented problem solver with exceptional organizational and planning skills
  • Strong interpersonal and diplomatic skills relating to significant contact, communication, & interdependency with other team members
  • Present conduct that projects a positive image for Clenera


PHYSICAL & OTHER REQUIREMENTS:

  • Ability to work in an office setting; primarily sedentary; use of normal office machines
  • Moderate amount of out-of-state travel may be required  
  • Availability to work additional hours or weekends as projects demand
